Roof
Insulation
High-performance thermal insulation systems for industrial and commercial roofs — reducing cooling loads, improving energy efficiency, and extending roof membrane service life in extreme GCC climates.
Roof Insulation in the GCC Context
Roof surfaces in the UAE and wider GCC region are subjected to ambient temperatures exceeding 50°C and solar irradiance levels among the highest on earth. Without an adequate thermal break between the external roof surface and the occupied space below, buildings require disproportionately large HVAC systems and incur significant ongoing energy costs. Roof insulation is the most cost-effective single measure available to reduce building cooling loads, lower peak HVAC demand, and improve thermal comfort.
ESA Technical Services designs and installs roof insulation systems tailored to the specific construction type, membrane compatibility, and thermal performance target of each project. We supply and install rigid board, spray-applied, and composite systems depending on the roof structure, budget, and maintenance requirements of the client.
Available Systems
| Rigid EPS / XPS Board | Extruded or expanded polystyrene boards, mechanically fixed or adhered. Suitable for new-build and re-roofing. Excellent R-value per unit thickness. Used under membrane systems. |
| Rigid PIR / PUR Board | Polyisocyanurate or polyurethane foam board with foil facing. Highest R-value per mm of any rigid board product. Preferred for space-constrained roof build-ups. |
| Mineral Wool Slab | Semi-rigid mineral wool insulation slabs. Fire-resistant (Euroclass A1), vapour-open, and dimensionally stable at elevated temperatures. Specified for fire-rated roof assemblies. |
| Spray Polyurethane Foam | Two-component PUR spray foam applied cold to any substrate profile. Self-adhering, seamless, and self-flashing. Provides both insulation and a secondary waterproof layer. |
| Reflective Foil Systems | Multi-layer reflective bubble foil systems. Lightweight, thin-profile insulation for retrofit applications where structural loading is a constraint. |
| Composite / Tapered Systems | Custom-cut tapered insulation boards providing both thermal performance and drainage falls to roof outlets without additional screeding. |
Step-by-Step Methodology
Condition Survey
Existing roof assessed for structural capacity, drainage performance, surface integrity, and moisture content. Core samples taken to verify substrate condition before specification.
Substrate Preparation
Roof surface cleaned, all loose material removed, drains cleared, and minor defects made good. Substrate dried to acceptable moisture content before insulation installed.
Insulation Board Installation
Boards laid with staggered joints, mechanically fixed at approved fastener density per wind uplift calculation (EN 1991-1-4 / BS 6399). Tapered zones cut to falls at outlets.
Vapour Control Layer (where specified)
Foil-faced vapour barrier installed on warm side of insulation to prevent interstitial condensation in humid climates, lapped and taped at all joints.
Waterproofing Membrane
Compatible waterproofing membrane (bituminous, TPO, or acrylic) installed over insulation in accordance with system manufacturer’s specification.
QA Testing & Certification
Thermal continuity verified by infrared thermography. Flood test performed. Thermal performance certificate issued confirming installed R-value achieved.

Why Invest in Roof Insulation
Energy Cost Reduction
Properly insulated roofs reduce air conditioning energy consumption by 20–35%, delivering rapid payback on installation cost — typically 3–5 years in GCC operating conditions.
Extended Membrane Life
Insulation shields the waterproofing membrane from extreme thermal cycling, reducing expansion-contraction fatigue and extending membrane service life by 30–50%.
Improved Thermal Comfort
Reduces radiant heat gain through roof slabs, improving internal comfort conditions and reducing cold-spot risk in top-floor occupied spaces.
Noise Reduction
Mineral wool and foam board systems attenuate rain impact noise and external ambient noise, improving acoustic comfort in roof-adjacent spaces.
Carbon Footprint Reduction
Reduced HVAC energy consumption directly lowers Scope 2 carbon emissions — supporting sustainability reporting and green building certification targets.
Condensation Control
Correctly positioned vapour barrier and insulation layer eliminates interstitial condensation in climate-controlled buildings, protecting structural elements from moisture damage.
