Combo Roof
Systems
An engineered multi-layer roofing system combining thermal insulation, structural reinforcement, and weatherproof membranes into a single high-performance assembly designed for the extreme climate conditions of the GCC region.
What Is the Combo Roof System?
The Combo Roof System is a proprietary integrated roofing solution engineered for flat and low-slope commercial and industrial structures in the GCC region. It combines multiple protective layers insulation, reinforcement, and waterproofing applied sequentially to form a monolithic, seamless roofing assembly that performs under extreme UV exposure, thermal cycling, and heavy rainfall.
Unlike single-membrane or surface-applied coatings, the Combo Roof System addresses the complete building envelope, delivering superior thermal efficiency, structural protection, and long-term waterproofing from a single contractor reducing coordination risk and warranty fragmentation.
Construction Layer Sequence
The system is built up in five engineered layers, each performing a specific function within the complete roofing assembly:
Surface Primer / Adhesion Layer
Solvent-based bituminous or epoxy primer applied to clean, dry substrate to ensure mechanical bond with subsequent layers.
Thermal Insulation Board
Rigid EPS or XPS insulation board (50–100 mm), mechanically fixed or adhered, achieving R-values per ASHRAE 90.1.
Reinforcement Screed / Board
Lightweight cementitious screed or fibre-reinforced board forming the working substrate for the waterproofing membrane.
Waterproof Membrane
Torch-applied SBS bituminous membrane or hot-melt elastomeric sheet — minimum 3 mm, lap-welded, fully bonded.
UV-Resistant Protective Finish
Reflective aluminium finish coat or mineral-surfaced cap sheet providing UV protection and solar reflectance index of ≥ 78.
Ideal Project Types
The Combo Roof System is specified across a broad range of commercial, industrial, and institutional project types:
- Industrial Facilities — Factories, warehouses, processing plants requiring long-cycle, maintenance-free roofing under high thermal load
- Commercial Buildings — Offices, retail centres, and mixed-use developments where energy performance and aesthetics both matter
- New Construction — Specified at design stage for fully compliant, insurance-ready assemblies on greenfield projects
- Roof Rehabilitation — Existing roofs showing delamination, ponding, or thermal loss restored to original performance standards
- Wet / Humid Environments — Coastal structures, water treatment plants, and humid-zone facilities
- High-UV Climates — GCC structures where surface temperatures routinely exceed 70 °C, demanding solar-reflective, UV-stable finishes
APPLICATION METHODOLOGY
Condition Survey & Documentation
Infrared thermography and core sampling assess existing substrate condition, moisture ingress, and structural integrity before any material is specified.
Surface Preparation & Priming
All loose matter, oil, and contamination removed by mechanical scarification. Substrate dried and primed per material manufacturer’s requirements.
Insulation Installation
Rigid insulation boards installed with staggered joints, mechanically fixed at prescribed fastener density to resist wind uplift per EN 1991-1-4.
Membrane Application
Waterproofing membrane applied in a continuous run, torch-welded at all laps (min. 80 mm overlap), with reinforced details at upstands, drains, and penetrations.
QA, Testing & Handover
Flood testing and electronic leak detection performed prior to handover. As-built drawings and material certifications provided with warranty documentation.

Why Specify the Combo Roof System
Single-Source Accountability
One contractor, one warranty. No cross-trade disputes when issues arise — complete system responsibility rests with ESA Technical Services.
Energy Savings
Integrated insulation reduces cooling loads by up to 30% in GCC climates, delivering measurable HVAC savings from day one of occupation.
Proven GCC Performance
System formulation and installation methodology tested and refined across UAE summer conditions — not a temperate-climate import adapted for the region.
Minimal Disruption
Efficient phased installation methodology keeps occupied buildings operational throughout the full duration of roofing works.
Comprehensive Warranty
Material and workmanship warranties issued together, giving owners a single, unambiguous document to rely on for the life of the system.
Regulatory Compliance
System assemblies pre-certified under BS, ASTM, and EN standards for straightforward authority approval and insurance acceptance.
