Insulation
Purpose-engineered thermal and acoustic insulation systems for ISO shipping containers — converting standard steel boxes into controlled-environment site offices, storage units, workshops, and modular facilities.
Container Insulation for Extreme Climates
Standard ISO steel shipping containers are thermally uninsulated and reach internal temperatures of 70–80 °C in direct UAE summer sun making them uninhabitable and unsuitable for temperature-sensitive storage without modification. ESA Technical Services designs and installs comprehensive insulation packages for 20-foot and 40-foot containers that transform them into habitable, controlled-environment spaces suitable for site offices, rest areas, refrigerated storage, generator rooms, and modular plant rooms.
Our container insulation systems address all six internal surfaces roof, floor, all four walls using a combined insulation and internal lining approach that delivers structural rigidity, thermal efficiency, moisture resistance, and a clean, durable interior finish in a single integrated installation.
Container Conversion Applications
- Site offices, change rooms, and worker accommodation units
- Refrigerated and chilled storage containers for food and pharmaceuticals
- Electrical switch room and control room containers
- Explosive magazine and hazardous material storage containers
- Generator sets and mechanical plant room containers
- Mobile laboratories, medical units, and testing facilities
- Modular communication and IT equipment shelter containers
Step-by-Step Methodology
Condition Assessment
Container inspected for structural integrity, corrosion, floor condition, and existing door / vent penetrations. Any rust treated and primed before insulation commences.
Surface Treatment
Internal steel surfaces cleaned, treated with anti-rust primer, and allowed to cure. All penetrations, cable entries, and door frames sealed with polyurethane sealant.
Insulation Application — Walls & Roof
PIR foam boards or spray PUR foam applied to all internal surfaces. Spray foam also fills irregularities and ensures zero thermal bridges at structural ribs and corner posts.
Floor Insulation
Rigid XPS boards installed over existing floor, providing both thermal break and additional floor level. Anti-slip plywood or GRP grating laid as finished floor surface.
Internal Lining
GRP panelling, moisture-resistant plywood, or PVC-lined panels installed over insulation as the finished interior wall and ceiling surface. Colour and finish to client specification.
Finishing & Services Integration
All edges, corners, and penetrations sealed. Electrical conduits, ventilation grilles, AC split unit brackets, and lighting positions integrated into lining before close-out.

Benefits of Professional Container Insulation
Habitable Interior Temperatures
Insulated containers maintain internal temperatures 25–30 °C below ambient even without air conditioning — and achieve comfortable set-point temperatures with standard split units.
Rapid Deployment
Container insulation is completed in-yard before delivery to site, allowing immediate deployment as a fully fitted-out modular unit with no on-site construction delay.
Moisture & Condensation Control
Closed-cell foam insulation eliminates the cold-bridge condensation that forms on uninsulated steel walls in air-conditioned containers, preventing rust and mould.
Acoustic Attenuation
Insulation layers reduce impact and airborne noise transmission, meeting acoustic privacy requirements for site offices and communication facilities.
Structural Rigidity Preserved
All insulation and lining systems are designed to work within the container’s structural frame without reducing racking strength or stacking capacity.
Reusable & Relocatable
Fully insulated containers can be relocated and redeployed across multiple project sites, providing an excellent return on the insulation investment.
